The most common permit types are Home Improvement (22.16%), Single, Semi-detached & Rowhousing (17.66%), and Other Miscellaneous Building (16.54%). These categories reflect the ongoing trends in residential upgrades and new housing projects.

Building Type Distribution

The majority of permits are associated with Single Detached Houses (60.57%), followed by Detached Garages (9.49%) and Semi-Detached Houses (8.21%). Commercial buildings such as Office Buildings (2.76%) and Retail Shops (2.70%) also represent a significant portion of the dataset, showcasing a mix of residential and commercial development.

Construction Trends

In terms of work types, new constructions dominate the dataset, with New Building Permits (24.20%) and Building - New (17.92%) accounting for a large share. Interior alterations (17.19%) and exterior modifications (2.77%) highlight the demand for renovations and property enhancements. Additionally, Demolition permits (4.37%) suggest ongoing redevelopment efforts.

Yearly Permit Trends

Recent years have seen steady construction activity, with 7.95% of permits issued in 2024 and 6.41% in 2023. Permitting activity has remained consistent over the past decade, with notable spikes in 2014 (7.19%) and 2015 (6.96%). This indicates sustained urban development and infrastructure growth.

Neighbourhood Hotspots

The top neighbourhoods for construction activity include Summerside (2.76%), Laurel (2.48%), and Chappelle (2.42%). Other high-growth areas such as Walker (2.37%) and Windermere (2.32%) reflect Edmonton’s expanding suburban developments.

Construction Value Distribution

Most permits fall within lower to mid-range construction values, with 46.81% of projects valued below $100K. A significant portion falls between $200K - $300K (12.99%) and $300K - $400K (9.33%), highlighting the affordability of many construction projects. High-value developments over $1M account for 2.05% of permits.

Notable Addresses
